Anno 1602 question help?

For some reason i cant build anything new such as spice fields, tobacco fields, shipyards and more. i have 165 settlers and a population of 250 and 10,000+ coin. why aren't i able to build new things? also the free traders wont trade with me, they go right around me, any answers to that?
